Prior to real estate, KimBerly Keyton used her Bachelor of Science in Environmental Science from the University of Denver to design and implement recycling programs throughout Southern and Northern CA. She worked with more than 17 jurisdictions, 4 school districts, 6000+ businesses, and 500,000+ residents. She was responsible for legislative recycling compliance, monitoring and reporting in addition to acting as a liaison between the waste companies and City Councils plus City staff. In 2004, she transitioned into a consulting position for Cities in their solid waste contract negotiations and compliance with garbage companies.
During this period, she managed monthly project invoicing of $70,000+, preparation of budget in excess of $17.5M annually, authored city ordinances, oversaw and authored solid waste contracts and led a team of consultants and City staff through numerous contract RFPs.
In 2008, inspired by her Grandparents simple real estate holdings, KimBerly entered the world of real estate investing. Over the next year, she realized the opportunity to assist real estate investors using her project management skills and started her consulting business. Over the last 15 years, her projects have included: managing acquisitions and sales of 150+ assets in excess of $10M; renovation and stabilization of 350 low income multi family units, ranging in project size 6 to 182 units per site; transaction coordination and management of private funds in excess of $8M from more than 75 individuals, primarily self directed retirement accounts; preparation and award of government funding from local grants such as PILOTs and CDGB funds; Low Income Housing Tax Credit compliance (LIHTC); contentious property management transition and successful judgement of $800k+; set up and management of 50+ private investments via note servicing; preparation of contracts and private placement offerings; and Human Resources for property management company. All of these projects have been out of state and performed remotely.
In 2022, KimBerly expanded her real estate into hospitality acquiring a 42 room retro motel in Wallace Idaho. Since then, she and her partners renovated and reinvigorated the motel gaining them recognition from HGTV, CNN and winning them Best of The Silver Valley in 2023.
Now she winters in Idaho to ski and spends the rest of the year in Placerville CA with her winemaker husband and husky, Kiko.
